The Opus will be located in Dubai’s Business Bay, which is a vibrant and modern business hub designed to emerge as the business capital of the region. The area is perfect for a strategic regional or international headquarter for multinationals and even local corporations.

And right at the pulsating core of this bustling community is The Opus; occupying a prestigious island plot that offers it excellent views of Burj Dubai, the Dancing Tower and the Dubai Financial Market, and spectacular waterfront views.

Business Bay is located just off the commercial corridor of Sheikh Zayed Road between the interchanges 1 and 2, and encompasses an area of 64 million square feet. Settled among landscaped gardens and a network of roads and waterways.

The Architect

Designed by the award winning architect Zaha Hadid , The Opus will change the way you look at commercial towers.

 Zaha Hadid is an internationally acclaimed architect and an award winner of the Pritzker Architecture Prize in 2004.

Some of her most notable projects include the designing of Singapore's One North Masterplan, the new city casino in Basel, Switzerland, the BMW Central Building in Leipzig, Germany and the Rosenthal Center for Contemporary Art in Cincinnati, Ohio. Some outstanding examples for her interior and product designs are the Hotel Puerta America in Madrid, Spain, the Z-Island Kitchen for DuPont Corian and the Icone Bag for Louis Vuitton.

Exterior Design

The Opus’ unique design, which is located on its own island site, gives us an impression of a glowing cube hovering over the ground.  While it appears as a united mass, the cube is in fact three towers amalgamated creatively to give a perception of a singular unified whole.  

Reflective patterns in the form of pixelated striations are applied onto the glass façade to provide a degree of reflectivity and texture to the cube while assisting in the reduction of the solar gains inside the building.

The Opus’ truly innovative design approach sets it apart from the more generic commercial towers and has raised the bar for commercial tower architecture not just in Dubai, but the world.

The Void

The void which is a distinctive feature of The Opus, is treated as a volume in its own right.  It is free-form and fluid, appearing as if it extends beyond the immediate boundaries of the cube.

The interior of the void is clad with a fully engineered curved glass curtain wall system to allow for stunning views into the void, while providing visual privacy from views from other offices. It provides floor plates with a stunning variety of internal and external views, which include The Burj Tower to the East and The Signature Towers to the South.

Interior Design

Despite its extravagant façade the building interiors have been meticulously designed to give unparalleled time efficiencies for the vertical transportation and in the interior a space efficient office floor plate with over 87% space efficiency according to international standards.

Designed efficiently without any columns across the floor plates, the interiors will maximise not just the views from within but also to offer maximum natural light for the office spaces. Great attention to detail has gone into all facets of the project, particularly material selection to provide optimal durability, efficiency, operation and maintenance, and reduce noise levels that sustain privacy.

Intrinsic to the design of The Opus is its spectacular lighting system. While the floating cube itself will be an impressive sight in daytime, the void would come alive at night; activated with dramatic lighting and visible from a great distance.

Maximum Space

Each of the towers starting from the lobby has its own core. The towers will be serviced by one concentrated core. Service lifts are provided for both towers as are contemporarily designed communal restrooms and small pantry facilities for each tower.

Additionally, vertical mini atriums can be carved out between the edges of the slab and the façade, which would make for interesting niches or efficient connectivity between floors. 16 powerful elevators working at optimal speeds will convey office goers to their desired flows efficiently and in style.

Retail and Catering

As per Omniyat Properties’ commercial building standards, The Opus will be furnished with extensive amenities that go beyond expected everyday conveniences into extravagant indulgences.

An elaborate retail podium across the lobby and first, second and third gallery will ensure that residents are well provided for. In addition to fashion and service retailers, F&B venues from cafes to fine dining restaurants will be sprinkled across the retail podium. In additiona there is a large outdoor terrace with alfresco dining.

Oyster Features

The second gallery level will include all the relaxing and innovated features of Omniyat Properties' OYSTER concept including a Tranquillity Zone, media zone and a gym.

Oyster is Omniyat's new concept of office design. Buildings based on this concept are self contained and produce excellent results.
